Home Building Procedure
This is the normal step-by-step procedure for having a home built by Zimmerman Homes. Every job can vary a little but in general, this is the typical way your process will unfold.
- Step #1: Make a phone call, send an email or come to the Zimmerman Homes office to discuss your property and/or the house plan. Now is a good time to get pre-approved with your mortgage lender.
- Step #2: Go over the house plan and discuss any changes, preferences, components you wish to include or questions you might have.
- Step #3: Zimmerman Homes will draw the house plans that reflect the changes and preferences you made. You will receive an email with the plans and after your approval, we’ll start the pricing process with our suppliers and sub-contractors. At this time we may also do an on-site visit with you to determine the site work requirements for your property and help with placing the house and driveway.
- Step #4: You will receive a in depth proposal that outlines all the specifications of your project including site work.
- Step #5: If we haven’t visited the site with you yet, we’ll set up a time and meet you on site.
- Step #6: We’ll revise the plans and specifications as per your needs.
- Step #7: If you’re ready to build we’ll sign a contract and you can pass along all of the necessary documents to your bank and they’ll start the process of appraising and underwriting. Zimmerman Homes will start the site engineering and building permit process and will start securing spots in the suppliers and sub-contractor’s schedule.
- Step #8: We’ll have a pre-construction meeting that will include the owner of our company, the manager, the project manager of your job and yourselves. This meeting will allow us to make any final changes to your house plan and will let you meet and familiarize yourself with all of our personnel.
- Step #9: If you’re ready with your financing and we’re ready with the permits and schedule we’ll set a date to break ground and we’re off and running.
- Step #10: You will meet with your project manager and review the electrical plan in depth. This will allow you to ask questions and finalize the lighting, switch and receptacle layout.
- Step #11: The normal time duration to build a house can range from 4 – 6 months. This can be affected by the weather, the number of houses we’re currently building and product and sub-contractor availability. As we continue through the process, we’ll request draw payments from your bank or you and before you know it, you’ll be ready to move in.
